Recently on 25th of August' 09 I entered into an agreement to buy a plot 41.8 sq. mtr land at Kanawali Village near bank of "Hindan Nadi opposit Indirapur by paying Rs.1 Lacs in advance and total sale consideration is Rs.1.75 lacs.
The ouner has given me a period of 1 month from the date of agreement to take registration of the land after paying balance payment of Rs.75,000/-
The above agreement are registered agreement between buyer and seller.
I need helo from the department whether we should buy the land or not and is it authorised land or not?

Plz suggest as earliest and ask for any detail.
